If you've ever looked at your insurance policy, you've probably seen the terms Replacement Cost and Actual Cash Value (ACV). While they may sound similar, the difference can mean thousands of dollars after a claim.

Understanding these terms before you experience a loss can help you avoid costly surprises.

What Is Replacement Cost?

Replacement Cost coverage is designed to help pay the cost of replacing damaged property with new property of similar kind and quality, without deducting for normal depreciation, subject to your policy terms and limits.

For example: A five-year-old refrigerator is destroyed in a covered loss. With Replacement Cost coverage, your policy may help pay what it costs to replace it with a comparable new model, assuming all policy conditions are met.

What Is Actual Cash Value?

Actual Cash Value generally pays the replacement cost minus depreciation. That same refrigerator may only be worth a fraction of its original purchase price after several years of use. Instead of receiving enough to buy a new refrigerator, you may receive only the depreciated value.

The difference can be significant.

Which Is Better?

Every situation is different, but many homeowners appreciate the additional financial protection that Replacement Cost coverage can provide.

When reviewing your insurance, it's important to understand which valuation method applies to:

  • Your home
  • Personal property
  • Roof
  • Detached structures
  • Business property
  • Rental property
