Why a Newer Roof Lowers Your Insurance Rates

Insurance is all about risk. An older roof is more likely to leak or fail during a storm, leading to expensive interior damage. When you replace your roof, you're significantly lowering that risk — and most insurance companies reward that proactive step.

New Roof Discounts

If your roof was replaced within the last few years, you may qualify for a significant premium reduction. Many carriers offer meaningful discounts for newer roofs because they present a lower likelihood of costly claims.

Better Coverage Options

Newer roofs often qualify for Replacement Cost Value (RCV) coverage, meaning the insurance company pays the full cost to replace it if damaged. Older roofs (often 10+ years) might be restricted to Actual Cash Value (ACV), which only pays the depreciated value — leaving you to cover the difference out of pocket.

Impact-Resistant Materials

Upgrading to Class 4 impact-resistant shingles or a durable metal roof can lead to even deeper discounts because they stand up better to Minnesota hail. Ask your roofing contractor whether your shingles qualify for an impact-resistance rating.

Don't Wait for a Leak to Check Your Coverage

Many homeowners aren't aware that as a roof hits the 15–20 year mark, some carriers may choose not to renew a policy or may significantly hike the deductible. A proactive review can uncover whether your current roof is helping or hurting your insurance rate.
